If you’re in the process of refreshing or setting up your vacation rental property, it’s important to give potential renters the amenities they want.
According to Airbnb data* released in September 2021, guests often filter their search results to find their favorite amenities. If you have any of these popular amenities, make sure you’re including them in your listing so guests can find you when they search. And if you don’t have these amenities, it’s time to invest in at least a few of them in order to keep your rental property booked as much as possible.

A pet-friendly space
High-speed wifi
Free parking
A pool
A jacuzzi
A kitchen
Air conditioning

Here’s what you can do to ensure some of these amenities are as guest-friendly as possible:
Wifi: Make sure it’s working and that guests know how to log on. Consider placing a easy-to-read sign in a frame somewhere in your space with helpful instructions. There are numerous stylish, downloadable signs for purchase on Etsy!
Air conditioning: We know that air conditioning isn’t as common in some regions. If you do have it, let guests know where to find the controls and how to use them. If you don’t have air conditioning, consider offering a portable unit or fan for warm summer months.
Kitchen: Guests may want to cook all of their own meals during their trip, so make sure to include dishware, pots and pans, and cooking utensils. It’s a good idea to mention these items in your listing description, too.
Parking: If you have a parking spot for guests, be sure to provide any instructions before they arrive, and don’t forget to select it as an amenity on your listing.
